Temporary floor fix

I recently had to inspect a property where the tenant was complaining about the floor. The building has no subfloor ventilation and the floorboards in many places were rotting out.

I undertook an emergency fix/make safe before the chippy was able to replace the rotten floorboards.

You can see the piece of floor which broke through and is lying on the ground below. Luckily the tenant wasn't standing on it at the time.

We lived in a house that had a similar problem during our sacrifice years. Thankfully there was some carpet over the top which stopped us falling through. We ended up ripping up the carpet, laying chipboard over the boards then Lino on top with some quarter rounds at edges to handle the level changes. Voila tres crap fix but worked !!
 
Great temporary fix. We had a similar issue and replaced a small section of flooring by cutting back to the the nearest joist and fixing a a new joist to the side of the existing, then putting in new floor boards.

The boards on either side of that "fix" look like they are absolutely riddled with woodworm or old termites. I reckon you need to replace even more.

The house near us had the floor sanding machine drop through the floor when the sander was working. Thankfully nobody was standing under the house.

I also know about a piano that dropped through a timber floor that was weakened by termites.

I would not be risking having anything happen, especially with the damaged boards on either side.

The floor is the least of this house's problems - 1800's build, no damp course, poor under floor ventilation, rising damp, falling damp etc. The proverbial money sink hole (too big to be a pit).

The 25t excavator is on backorder along with the DA but I may have to investigate other options as well.
