Iv'e expermented with lots of excel spreadseets and even wrote a comrehensive one, but there is no doubt in my mind that the best software software available in Jan Somers PIA
It covers all the variables and allows you to compare one potential investment property with another. Download the free trial version and see if you disagree. Why reinvent the wheel, when someone has already done a great job

I was looking at this, and there seems to be something odd with the IIR calc...

I play with the interest rate on the loan, and the moment the interest rate falls below 7%, the IIR comes up with an error.

Excel isn't my forte, so I'm not sure what's happening here....

Any ideas?
