I wonder who Investor J is. 1st post :) Good to get the details, although still a little misleading - reno in 10 days, sell in 10 days ...20 days turn around. This will only encourage more people ....oh that's right, that is what Cheries idea is :D House sold at auction early December, settle 28 days. Lets say it was put up for rent immediately after settlement last week (asking rent has now come back to $400 from $405), therefore if 6 week settlement it would have sold in mid March .... so about 9 weeks from buy settle to sold (excl settle). So 9 weeks is a lot longer than 20 days, although still a good turn around.

I wonder how it was sold - sign out the front, newspaper/internet add, RE.com etc using one of the agents who acts as a msg taker and with wholesale advertising rates? Anyone, Bueller, Jacque?

A good profit all the same, but was it actually worth $431k, I don't know the area. $431 buy, rent advertised at $400 pw, return seems a bit low for a western suburbs DOH area.
