This will only encourage more people ....oh that's right, that is what Cheries idea is House sold at auction early December, settle 28 days. Lets say it was put up for rent immediately after settlement last week (asking rent has now come back to $400 from $405), therefore if 6 week settlement it would have sold in mid March .... so about 9 weeks from buy settle to sold (excl settle). So 9 weeks is a lot longer than 20 days, although still a good turn around.
I wonder how it was sold - sign out the front, newspaper/internet add, RE.com etc using one of the agents who acts as a msg taker and with wholesale advertising rates? Anyone, Bueller, Jacque?
A good profit all the same, but was it actually worth $431k, I don't know the area. $431 buy, rent advertised at $400 pw, return seems a bit low for a western suburbs DOH area.
