The risk came true....

So what appeared dressed as a crisis was in fact an opportunity for further growth, learning & of course cash-flow (if you were up to the challenge).

sorry to bump the thread, but just wanted to extend my congratulations on the outcome and for sharing with us a really great story! Makes me think twice about resi property investing :p
 
Hi, interesting as usual. Our respect for Dazzling's business acumen goes up by the minute!

It's not only 'good' tenants that can play you out.

My tenant never did any improvements, didn't pay rent for months on end and suggested that he'd stay on if I built him a new shed!

We brought in the bailiffs & I'm a few thousand down. Two months vacancy over the Xmas break BUT I now have 2 new tenants paying ten thousand more a year.

The end shop tenant seems to have skipped town - manager reported that he'd cleaned out the shed [belongs to me] & seems to have stopped trading. [shop belongs to my sister]

So i'm wondering whether the next we'll hear is that he's going into voluntary liquidation!
