The other day I checked out a flat in a
block in Melbourne and liked what I saw.
It was one of 6 for sale in the block. The
agent said he didn't have docs as it was
the first OFI. He said call him in a week or
so. When I got home I got the abacus out
and everything stacked up. So far so
good. Two days later I called the agent
and asked him to fax the sec 32.
'All Sold' to the one buyer. Do investors
take a chance and buy without showing
the paperwork to their solicitors or do they
know something I don't. I don't want this
to keep happpening.

I no longer show all contracts to my lawyer. Experience counts for something. But I do call him whenever I see something unusual in a contract.

Having said that I only sign at auction without his advice. If I don't like the auction contract I don't bid.

I'd guess the investor made an offer for the lot and was accepted. Now the lawyers do their jobs - some of them even move quick.

I guess that is wha tit comes down to , experience, for us newbies I would like to think some Expert had preveiwed the documents first, but I hope that eventually I would learn to know a good deal when I come across one
