thoughts on a particular commercial property

Place for sale in Muswellbrook, NSW. I have no association with the property at all & am not interested in buying it. I found it by searching for higher yielding properties.

As a total novice at commercial, it would interest me to read your comments on this sort of place as an investment.

From my novice perspective, it would seem like the sort of place that would be good.

Previously discussed here, but looks like the rent has gone up since then, and perhaps the price come down.

I have no idea of previous price myself.

I am pretty sure when I compared the link on this post, to the link that I posted on the previous thread I started about this property (link provided by brendio), I see both the price and rent as being the same (?)

I know nothing of that town, or that part of the world, but at first blush would be extremely cautious in investing in reasonably "specialised" property in what appears to be such a tiny town.

Would much rather get 6.5 - 7.5% on a comparable property in Melb metro (for example - pick your favourite local major city).
