PS Forgot the one property we sold. Was a JV in Rozelle sold with a DA for redevelopment 2002

Any reasOn why you focus on units?

Seems to me like you are doing much the same thing. I have just been at it longer lol.

It's not just units but entire blocks of units that I set out to buy. Motivation was the reduction of maintenance cost and land tax. With all these costs and more costs able to be spread over of the related rental income.

I control the blocks, arrange for the upkeep of the general areas, control who is or isn't on the property etc.

I have now shifted my strategy to CIP as the cost for blocks of units relative to the condition is prohibitive.

2000 - did a year of uni but didnt like it (or get far) as was in party mode
2001 - entered workforce
2004 - bought ppor (at 21 and half) by doing stupid amounts of overtime on a 27k pa job
2005 - converted ppor to ip and moved to adelaide
2008 - sold ip
2009 - moved back to perth and began working in IT industry
2012 - signed up for h&l package to be ppor
2013 - build completes and moved in, began doing finishings
2014 - get equity out of above and buy 1 or 2 IPs

Handy, could you please further explain that last comment about costs for blocks of units relative to condition is prohibitive? Are you meaning the costs of wear and tear?

There seems to be a common theme on this forum that all experienced resi IP players seem to graduate and end up with CIPs. Is there a reason for this?

If CIP is the pinnacle of property investment, should we not just start there if finances allow?
 
Don't worry too much. Everyone has their own journey. Bigblu got bitten by a shark! I'm the only one who started after 30 in the list. Think about where you are now compared to where you were before (or where you could have been) and see what you can do from now on.

I am the real grand-daddy. I bought my first property PPOR aged 34, followed by first CIP aged 38.
 
Is that mainly IPs where business are run or block of residential IPs?

I find that people who start with investing in resi properties - after many years - tend to end up investing in commercial IPs - be they offices, warehouses, retail shops etc. So it seems like beginners do resi but advanced investors do comm IPs. I guess entire blocks of units must also be an advanced technique but even then as you can see from handyandy's post, that he too is moving on to commercial.

2000 moved to NZ and lost some money on an emotional purchase
2004 moved to Scotland and recouped some losses in rising market bought current IP1
2010 moved to Aus, bought IP2 whilst renting
2012 IP 3&4
2013 IP 5
2014 IP 6 still renting our home and planning for retirement. Might move into one of the IPs.

Just in case anyone thinks I'm doing very well, these are all cheap properties and probably total less value than many on here with1-2 IPs : )
