Yes you can find guys that do full brick veneer 80sqm granny flats for $80k. I've had somersoft peeps take me out to see them, they were super excited, I wasn't so much taken by the price but by how the walls slanted like the great pyramids of Giza.

Yeah there's a lot of add on costs like council contributions, design & approval fees, demolition of existing structures, landscape, air-con, clothesline, security doors and the list goes on.

I quite like this idea because if you source a block which has future subdivision potential, you can plonk one of these at the back until then and increase return... Then just move it to the next block of land
