Tracking software/spreadsheet.

Hey guys and girls.
Just a quick question about managing your investment property/properties.

I only have the one IP and have been using a spreadsheet which I was given by a member here. Sorry, can't remember their name. I made a few modifications, but I'm pretty happy with it so far.

One thing that isn't working out is the income. Obviously each month is not exactly 4 weeks, and the rent payments do not really match up perfectly.
Rent is $300p/w and I have just been throwing down $1200 each month, because I didn't have a better idea. Obviously this isn't accurate, and I am losing a full 4 weeks a year if I do this.

Do you bother tracking this during the year?, or just wait for the end of financial year report and copy out the exact figures from the provided report?

I just received my report and it's all taken care of by the property manager. Which kind of makes the spreadsheet redundant...

I'm just curious if you bother keeping your own spreadsheet?
How do you use it/what do you track? (anything different that isn't on the end of year report?)

Multiply weekly rent by 4.3334 to get monthly rent.

ie $300 x 4.3334 = $1300 per month.

$1300 x 12m = $15600 p/a

$300 x 52w = $15600 p/a
