Tree removal cost and permissability - Freshwater NSW

Good morning one and all,

My wife and I are in the process of upgrading our PPOR. One of the options that we are considering is the purchase of a house in Freshwater, Sydney. This house is an original 3 bedroom brick and tile home that will in due course need internal renovations and an extension out the back of the house to turn it into a larger, more modern residence....

My dilemna / questions.... in the backyard of the house is a gi-normous tree, it would have to be about 10-15 m high and has a foliage diameter of about 16m (as measured on google earth). I'm unsure of the species of the tree at the moment, it's may be a type of Fig tree...

I'm concerned about two things:-
1) The permissibility associated with removing the tree
2) The cost of removing the tree

Regarding permissibility: I have had preliminary discussions with Warringah council, they have a tree preservation order that basically states that if the tree is higher than 5 m or has foliage with a diameter greater than 10 m then council approval is needed to remove the tree. They have been a little bit coy as to what exactly are the "success" criteria that the council will assess the tree removal application against. It's also essential that the tree is not listed as a Heritage Item in the DCP - which it isn't. I've been playing bit of phone tag with the Tree specialist at the council and will post more info here when I find out about the premissibility. An application for Tree Removal can be lodged with the council ($110, cheap) or it can be done as part of the DA process when we submit a DA for the extension to the house in due course.

Regarding cost of removal: This is, in my opinion a fairly substantial tree that overhangs neighbouring properties. I seriously wouldn't have a clue if it's going to cost $2,000 or $20,000 to remove it.

In due course I will have to get some quotes for the removal of the tree.

However, in the mean time I was wondering if you could share any experiences that you all have had with tree removal and associated costings. Are there any key risks that I'm overlooking?

Has anyone got any arborists in Sydney that they could recommend?
