Troublesome Tenants - What would you do??

Tenants in unit in NSW are starting to be a lot of trouble. How is the best way to get them out with regard to the new tenancy laws? They are on a periodic agreement which has not been signed yet (if that is possible). Need them out ASAP. Any help would be appreciated.

What sort of trouble?

Breached by-laws of strata 3 different times
Have to be chased for rent
Damaged common property and will not repair
Ignored 2 agency letters re by-law breaches
Will not let tradesman in to do R & M
Will not communicate with managing agent on any matter
 
If they are periodic just give them notice to vacate - this gives them 90days to get out (no breach grounds needed). If you want them out sooner then it gets tricker probably not worth the hassle.
 
great to hear you have an outcome! I didnt realise building blocks had already replied when I chimed in...I really should read all the other posts thoroughly before I butt in... :eek:
