How can a 5 bedroom home in Endevour Hills only go for slightly above 340,000.

• the vendor doesnt know what it is worth,
• the agent figures I can get 4% of $340K today without doing anything,
• bait n switch
• ( my favorite ) divorce settlement ; husband gets to keep proceeds of sale above $340K wife gets first $340K

  Add to that, the REA doesn't know what its worth, hence not declaring a 'realistic price range'.
  
  Hey PP, if you are right about the price, then you have a distinct advantage over 99% of the rest of the market who rely on the REA as their only source of information on price.
