Understanding buying process in QLD & purchase contract?

I only purchased in NSW and not familiar with QLD process. I am wondering if someone can guide me through to understand it.

Also, for contract:

1. I notice contract don't have a sewer diagram. How do I know if there is a board sewer running on the site?

2. I also can't find a DP plan or council planning certificate. Is it normal?

3. Is cooling period allowed to be negotiated longer than 5 days?

Any good conveyancer you can recommend me who doesn't charge for contract reviews?

Thanks

Yes, unfortunately QLD contracts have the address and the contract price on them, but not much else. I was a bit disappointed as well when I started looking at QLD contracts after investing in NSW.
You've got to pay for all your own searches.
The positive about QLD contracts is that they're much easier to get out of than NSW ones. You generally have all these clauses in there that allow you to walk away.
