Urgent- Pest report - termite damage

Hi Guys,
I need your help and experience to be able to take a decision. I got the build and Pest report today for property. the build report mentioned that there are termite barriers installed, and I need to check with the Pest report guy.

The pest report came, and I spoke to the guy, he said that there was no termite activity in the house, and the barriers were installed in 2009 (a sticker in the meter box). the owner told him that there was termite activity in the neigbours next door house, and they were worried, and installed the barriers to be in the safe side.

The thing that came, is that there was termite activity in the retaining wall owned by the neigbour, and it has been treated, and not longer activity there.

Also the Pest control guy said that there is a tree in the neigbours house that he can see a termite nest, but this type of termite do not go into the house.

He said that house is an original house, no signs for termite, nothing replaced, rarely he sees that a hard wood framed house gets attacked by termites. it has been standing for 30 years, and never attacked.

Please let me know your thoughts, should I go for it or step back.

There's no termites or old termite damage in your house. It has a barrier installed to keep it safe. I don't see any issues with proceeding to purchase.

It is common for damage in timbers in contact with the ground - as in the retaining wall.

Keep up with the barrier maintenance schedule and you should be fine.
 
Termites populate the majority of Australia.They are almost unstoppable,but not unmanageable.
Find yourself a reputable timber pest specialist to monitor your property on an annual basis and you should not have any problems.
 
I would suggest that most houses would be worse than that, they are everywhere, just got to protect as much as possible and repair properly if /when found.

Termites are in the ground, they form nests and eat trees. This is normal. What you want to know is are you buying something that has structural damage. Sounds like the answer is no. If you are nervous you could install a barrier but sounds ok from what you have said.
