Vacancy rates?

Can anyone tell me where I get info on vacancy rates? I am trying to pinpoint those suburbs (Brissy) that have a good supply of rentals and too many people wanting to rent!! Residex supplies overall rental return figures but not this specific info. I don't trust RE agents to tell me...! cheers, Jacque

In my opinion the Residex rental returns are very inaccurate. When I'd narrowed down my choices to 3 Sydney suburbs I input to let adds from the local papers for 3 months to get an idea of rental yields, as well as inspecting a few.

The Residex rentals were about 2.5% higher than reality. I rang them about this & they admitted there wasn't a lot of backup for their figures - they just base them on to let adds in papers. And comparing them to my figures I don't think they put too many resources into it.

Folks,

Please don't forget that rental figures in the paper are asking prices =only. Figures in the paper may not give you an accurate idea of the =market in a particular area. Tenants are smart these days, and they =negotiate; particularly in times like these. Speak directly to property =managers to get an accurate feel for the market.
