Vacant possession requested - tenant digging heels in for a fight

I am well prepared for an immediate lodgement for an urgent tribunal hearing with all documentation in chronological order which includes:

Contract of sale to purchaser
All email correspondence
Residential lease
Notice to vacate
Proof of mortgage + request for our loan on the property to be repaid boy 31 Dec + default notice with threat to us of legal action to recover loan if not repaid upon due date of settlement - 24th Jan.
You should also have a ledger of all payments received from the tenant as well as a rental history statement showing: Due date, amount due, date paid, amount paid, rental period (date from/date to), balance (Owing/overpaid).
 
Hallelujah, she's gone!

Saved everyone much hassle. A neighbour we know informed us yesterday that a removalist had been there for a couple of hours so we knew she was on the move.

Contract can now settle on time and we can all move on whilst noting the lessons learned in the back of the mind so it doesn't happen again.

pull out your wallet and give her a weeks free rent if she starts to co-operate. She is a few chess moves ahead of you. Money is always a big motivator for these petty people who can never afford to buy an IP of their own. good luck!
 
All's good thanks folks. Settled the sale at around 4.30pm today. Money is in the bank.

Also had another one of our houses we are selling go unconditional yesterday + will exchange contracts for our purchase of another vacant block early next week.

Another busy year ahead with 3 more houses to build. Thanks again. RS :):)
