Vendor Disclosure statements?

Hoping someone with far more experience can answer my question!

Are Vendor Disclosure Statements (referred to in Vic as Sec 32's) commonly sited when purchasing properties? I live in NSW and, with my last property purchase, had my solicitor shaking his head in confusion. He didn't know what I was talking about! Is this a common problem or has anyone had any success? I never ended up seeing one- do they exist in this state? My solicitor said all the necessary info was covered in searches etc. Any answers would be appreciated here! Cheers, Jacque :)

In NSW we don't have them.

The contract is your disclosure. Even to the point that most have a special condition where the purchaser warrants that they have relied only upon the contract and not on any representations of the vendor or her agents.
