In your opinion.. what is the most sought out/in demand trade in WA? or what is Perth lacking?

Reasonable upfront fees
Flat fee all inclusive
Good marketing of properties for rent with great photos
PM to arrive on time for a home open
PM to open a house for more than 10 minutes
PM to be contactable by tenants with an after hours contact for urgent faults
PM to pass on faults to property owner immediately
PM to conduct regular rent reviews and increase rent reasonably when justified
PM to let owner know immediately if rent is behind or late
PM to conduct regular inspections of the property
PM to only breach tenants if an actual breach has occured, let the owner know they tenant has been breached and what for
PM not to breach tenant for trivial matters after an inspection so they can charge the owner to re-inspect
PM to arrange repairs quickly but for a reasonable price

Probably a lot more. This is based on my experience with property managers. For example, the house next door was for rent and I saw open for inspection times on the internet. People turned up to inspect the property but there was no agent so the people left. The agent turned up, sat in their car and left a few minutes later. The PM also breached the tenants for toothpaste on the mirror and charged the owner for a re-inspection. The PM also breached the tenants every time for late rent and charged the owner a fee even if the rent was paid early. One Friday the power to the whole house went dead. The tenants called the PM who informed the tenant the power would not be repaired until Monday, leaving a young family without power, in summer for a whole weekend. No wonder PMs have a bad reputation.

There is demand for resonably priced PM services that provide a high level of services to tenants and owners. This is something that is not generally we done but could be well done by the right person.

PM who vet prospective tenants properly, check references, obtain documentation and proof of income and employment and don't talk up tenants who are a bad deal but friends of the receptionist.
