Water Usage upon tenant vacating procedure NSW

Can someone tell me what the protocol for water consumption charges after a tenant leaves

ive had 2 tenatns leave, one left a bill of $15, and I got a bill a few months later, and obviously had zero chance of getting it back,

the other left $1000 in water bill,s but we luckily had the bond for another reason so we could adjust, had we had no bond, we would have been $1000 out

I asked the agent and he said, its a stupid system that will change in the future,

however to me it doesnt sound right, that means that every landlord will be chasing their tenants everytime they leave.

Am I being fed a load of bull?

Standard process should be to take the water meter read at the final inspection and compare it against the last water bill, calculate the difference and charge them the per KL rate for it.

No need to wait till the end of the quarter for a bill......

Update your PM agreement to ensure that they are undertaking the calculations upon vacating and charging the tenant.

I would change PM as well, that is slack !

If you can get a new tenant give notice once they are settled in OK, after condition report is returned, that way all will be bedded in with new PM before any rent increases/new leases are due.
