Wating for tenant

We have been asked by our property manager to consider an application from a tenant who wishes to move into our ip at the end of January. Our ip is available now and I wondering what conditions / suggestions other more experienced investors would make.

Assuming the vacancy rate in the area is not too high, I would be tempted to give the tenants 2 options:

1: You will accept their application (I am assuming here that they are acceptable tenants) but they will have to pay rent starting now (or at least a high percentage of the rent) to hold the property.

or

2: you will accept them as tenants, but only if you don't find other tenants before, say, the 15th of january. That way you are splitting the risk with them, and still giving yourself a couple of weeks to find someone to move in straight away.

By the way, is this the house with the car through the verandah? did it settle?? is everything OK???
