What are the dangers of renting privately

Hi there, I'm not sure if I should be posting this here, and I apologize if this is the wrong forum for it, but I'm really needing some advice on the possible dangers and pitfalls of renting privately?
My son has applied for no less than 15 properties, but because it's just him and another young man, owners have not wanted to offer him a lease. So now he's had an offer by someone to enter into a private arrangement, but we're all concerned about what protections he would have, if any, and how to actually negotiate a private lease.
Does anyone have any experience/advice in this area? Much appreciated. Thanks!
 
I believe even on private lease the owner of the property still have obligations as a landlord. It's not like they can do all they want because it's private, otherwise all landlords would already done that.

Have he tried talking to the PM about the his applications and what the landlords feedback were?
E.g. no reference, no guarantee of income, etc? How old is your son and his mate?
 
Risks are pretty slim if your son takes some basic precautions.

- Make sure the proper paperwork is being used for both the bond and the lease.

- Make sure the owner is actually the owner of the property and has the power/access to grant a lease on the premises.

Those are the two main ones off the top of my head.

Last time I bought a REIWA lease from my local newsagent for a couple of dollars. The document is Residential Tenancy Agreement Part A and looks like this but should not be "For Use By REIWA Members"

I would recommend a Property condition report for any part of the property that will be for your son's exclusive use. There is a template here:

Everyone has to use the prescribed lease on the consumer protection website these days - so you don't need to use any REIWA documents.
 
As a private landlord, I have rented to young people. Usually my gut feeling is pretty good.

Could you go with your son to the open house, dress nicely (all of you) and offer to co-sign the lease with him and his mate?

That could get him over the line with nervous agents and landlords.
 
Ensure that he makes his bond cheque payable to the bond board. He can take it or mail it to the bond board himself, or ensure he gets the receipt from the landlord if the landlord says he will do it.
 
Do you mean renting through a self managing landlord as opposed to renting through an agent?

Or renting privately owned real estate?

Most rentals are considered "private rentals"
I'm an agent - every single one of my listings are private rentals - owned by people or private companies as opposed to governments.
