What do you think about ASHMORE & BENOWA , Qld.

Dear All

A mate is looking at buying in Ashmore or Benowa Qld. Either managed Villa or House on Land $200 to $300k

Any comment on these areas, what to buy, where to avoid, would be appreciated. :)

Hi Peter

although no expert I have been watching T/Houses in Benowa for the last 5 months and we went and inspected a few last month. The majority of the complex's we looked at were around the 10 - 15 years old prices were $240 - $210,000 for a 3x2. A couple of the complexes we looked at looked tired and so were the units, although we were recently offered one for $210,000 (REA said we could probably neg to $200k) renting for $265.00, it requires carpet and painting.

In general from the T/houses we have been tracking I would guestimate a 10% reduction in prices since we started looking last Nov. Some of the original T/Houses from Nov are still on the market. Prices seem on par or just under Southport for 3 x 2 T/houses.

I really like the area close to Surfers and Southport plenty of schools and shops - established areas but Im not sure about the transport. Im sure one of the locals will provide a more comprehensive report.
 
I thought Southport had high % of unemployed + junkies living there. Benowa and Ashmore are more upmarket. Can anyone confirm or deny?

A good place to look also is around Mermaid Beach/Broadbeach. There is some pretty good value townhouses around under $300k. These areas are probably better than Ashmore/Benowa.

I live in Mermaid Beach and it is one of the best suburbs on the Gold Coast.
Close to the beach, Casino, Convention Centre and Pacific Fair.

Rents 2 bed townhouse/apartment estimate between $240- $330 per week depending on age of building.

Example- Just found a really nice apartment in broadbeach. Beachside. Opposite Pacific Fair/ Casino. 5 minute walk to Oasis Shopping centre. 3 minute walk to beach. Building less than 10 years old. 2 Bed, 2 bath & carspace $270,000-. We think it will rent between $300 - $330 per week.

Another thing to look at in Broadbeach is older apartments in small blocks. As these properties will eventually be bought out by developers for future Highrises.

Also if you are looking at purchasing property up here, a north east backyard or balcony is the best when it comes to the sun rising and setting.

I agree with the others, you could find a much better area for higher rental returns and increased liklihood of capital Growth. Particularly Beachside of the Gold Coast Highway.

Mermaid Beach and Broadbeach are great areas with heaps of units in your friends price range that should return around 5%.

Southport & Labrador have some good and bad pockets. Have to do your research up there.

Firstly may I apologise for not replying. It is rude.

My friend is looking at Mermaid Waters and has been going over you stuff with interest. He is the BUYING ZONE and has downloaded heaps of properties.

I have asked him to post but I think he is shy.

BTW he is real. If he buys I will post the outcome.

Just to close this thread, my friend bought a free standing home for $292k which he has rented for $315 per week just above surfers near the new proposed shoping centre. Ashmore??

Very happy with the purchase and got the vendor down from $310K.
