What next?

I am currently renting in SYD, bought my first IP in sydney, a unit, in 2008. Bought my second IP, a house in north brisbane, in 2013. I now have enough money to buy another investment before I try my luck buying my own home in southern sydney.
I'm open to all ideas, Location, house/unit/ townhouse.

What are you trying to achieve using property as an investment vehicle?
