Whats so attractive about Essendon, Vic???

Been on a hunt for a property and looked further out west-ish...

Essendon is so riduciously expensive. I am really not sure why this place is exclusive and expensive

My understanding this suburb is in around the flight path of planes descending to Melbourne Airport. I read somewhere this area will be affected with the increase of noise level from planes.

Sure, this burb has tram and train stops... but there are lots of other places too..

please explain why it is so attractive?

Personally I am a fan of the character of period homes and always find driving through Essendon enjoyable because of this.
