1. How many properties do you have and how much Rental Income are you making pa minus your business expenses?

4 IPs, with planning underway for #5

IP 1: +$8,000pa
IP 2: +$3,000pa
IP 3: -$6,000pa
IP 4: -$8,000pa
Total: Approx -$3,000pa
(before tax)

2. In what time frame have you achieved it?

Depends when the start date is... but about 8 years.

3. Whats in store for you in the future?

Now that we've learnt a bit more about what TO do, and what NOT to do, we expect to buy "better" properties that will accelerate gains in the future.

atm, PPOR nearly $0 and 2 IPs, 1 bought 5 yrs ago and 1 bought 3-4 mths ago

net rent after property expenses (not inlc ppor expenses): - $12k pa
10 yrs since I got my ppor (it was much cheapr then).

Plan, find out what of th emany possibilities whch could give me more than Ihave now, retiring off it ? sure why not

stumble across a LOE spreadsheet on the site and running some numbers, these seem plausible possibilities not requiring too much fancy investing, but maybe a little more than straight borrowing (and guts I guess) - is this all there really is to it ? To be honest, sounds a little daunting that it could actually work !?

What's your annual rental income/investment income minus all expenses?

1. 1 property. $3000 positive, although that is on P&I not IO figures.
2. We bought the second house in June 2008 but it took until November 2009 to actually get one of them rented. I wanted to sell it, but no takers.
3. Next year we have our second IP, which will be $6000 positive from day 1.
Next year we will also have a new PPoR which will be $6000 negative. Can't win em all ...

Add business passive income to that and we'll be almost breakeven for living off passive income by whenever this house is built.

$0 (cf neutral, PPOR paid off)

10 years (+/- 1)

3. Whats in store for you in the future?

As much as it may surprise people, going for a bit of a "wind down" - planning to pay off all IP in the next 3 years. Should then go to $24k pa +ve, which is enough for us to live on (ie. financial independence thingy)

Then we'll get onto growing that income from there.
