Firstly, let me just say that I am looking to buy my first IP.

If the property cycle was about to move in a downward/less demand direction, does that mean that I shouldn't buy now? Would capital gains not be forthcoming?

I guess if you wait long enough, you would eventually realise capital gain. It's just a question of when.

How do other people respond to this kind of report? I can imagine people with existing IPs might think: "I've got some already, so I'll just stick with them". But for people like me wanting to get started, I'm thinking: "I might put my money into shares until the cycle goes around a bit and then buy when the bargains start appearing".

Then again, I know that there are always bargains to be had.

Sometimes I think IP is too hard. My brain hurts.

Hi Adam

The question is not so much what is the market doing -

A reasonable decision based on an expectation of reasonable outcomes will rarely be regretted.

A decision put off and off on the basis of picking and missing the tide is often lamented.
