through out the year and I got software that keep tab of my buy/sell
and dividend and options income and I run a report on it at end of each FY
 
Im stopping now. Hzve exchanged for our third last week.

Getting married next year with gipefulky two kids to follow in consecutive years with one income.

Currently 25 so stilk got time to acumukate when im 30ish or so

Having a quick look on the net the S&P/ASX All Ordinaries Accumulation Index was 17.6% for 2013/2014

So growth plus dividends
 
Just purchased IP#5 looking to add one more in the coming months then will sit tight for a few years. Might add value to existing properties during this time.

Meanwhile will start a family and pay off the PPOR. Focus on family life and potentially drop down to part time work.

Let the portfolio run over a cycle or two.

Then look to sell off a portion of the portfolio to pay down debt and invest into dividend paying blue chip shares to fund lifestyle.

I am thinking 60k gross household income with a fully paid PPOR will do me just fine.

We have 10 properties and wanted to buy 2 more properties. BUT Last year I lost my job and wife also had to quit the workforce because of severe osteoarthritis. We realised that outgoing was more than incoming. We had 60K savings for raining days but after 8 months, I realised that it was not enough saving to maintain life style and pay shortfall for 6 ?ve geared properties. Luckily I am back to workforce.

At one stage, 10 were not enough and now they are more than enough. We want to sell few properties to pay off some debt but we acquired all the properties within last 6 years. I think it will take some more years to appreciate price for our properties.
Our plan is to give 2 properties to our 2 sons. (with loans), Sale 5 properties to Pay off debt of PPOR and 2 remaining properties.

But i am starting to think of buying for my kids now.....so back to the drawing board:D

Kids are bloody expensive....3 sets of braces for eg. 21 K:eek:
 
I dug up an old post from 18 months ago that quoted I wasn't buying any more but I've purchased one since .., so i don't think I'll be stopping for a while yet!

Yep! I'm at that stage now with two kids. My daughter had a plate which cost a couple of grand or more, now they want $7000 to straighten one tooth you can't see. Pffft, if it's still an issue in 5 yrs She can pay for it. Still on long waiting list for son. I guess they've got to keep themselves busy somehow.

You've not yet soled anything yet then and realised some gains

It just seems like there would be a point where resi investing is just really not worthwhile anymore.
Sure there would be exceptions, but say you hit 500k - 1 mil in passive income from resi property, or less if you are satisfied, would you really want to keep accumulating more resi for long term hold, unless you were in the development biz?
If you were still hungry for more cashflow at this point, surely you could get much better returns investing in other assets without having to deal with the ongoing requirements of residential property?

You could always hire others to manage your assets, the way we hire the real estate agents to manage the residential properties, right? You can hire a bookkeeper too. And, if you are a specialist in RE, why would you diverse into other asset classes for better returns? You can accumulate yes, land for development, space bank it, but you do not necessarily need to develop it yourself, you could sell it on to a developer, there are just so many choices, right?
SO in turn that's the beauty of it, you can if you choose to diversify....
I don't think at this point you are more hungry, you just basically find ways to invest, rather than to leave the surplus as cash in the bank!
AND the most important point IMO, is that you have a choice, some will continue to do what they become good at some may not, but having that choice makes it all worthwhile (you tend to see the big picture, rather that the challenges of being stuck in the details!). So for me, yes I would continue but do other things too......
 
We have seven IPs and our PPOR. While I wouldn't say that we've stopped, we are starting to run out of available time to manage them all properly ourselves (while still holding down two full time jobs). Every so often we have a weekend like this weekend, where two sets of tenants move out and two more move in. It's not hard work, and I do outsource the cleaning now, but even just washing all the linen takes up an enormous amount of time. We may pick up one or two more, but the rate of acquisition has definitely slowed down.
