TL;DR, where within 25 minutes of East Freo and same again from Curtin Uni is the best place to drop less than 400k on a house to live in for 3.5 years before either selling it, or renting it out with a view to being positive cash flow...

I know that you will read a lot of these every month or so, but here's hoping you can provide some advice to a house buying newbie.
I am a member of the ADF, who has had their posting to Perth extended for a few more years, I leave in January of 2019.
I am about to deploy overseas, and it's an opportunity to stop renting through DHA, and make a start on the property port folio.
The plan - I don't have enough for a deposit that would negate LMI at the moment, so I am going to go through Keystart. Defence offers a 17000 dollar payment to help us get into our first home, this is taxed. If I receive it while deployed it will not be taxed. This plus FHOG and the 2000 dollar grant available if you buy a property under 400k makes buying very attractive.
SO the plan would be to have the Keystart loan for a year or a maximum of two (they have an increased interest rate (5.6%) which if you take longer than this to get enough equity to go to a traditional lender it will cost you more than LMI in the long run.
So, we are looking at a property that is under 400k, with a back yard for two dogs and hopefully an outlook for capital growth to help me get the ball rolling on a second and third property.
It also needs to be within 25 - 30 minutes of East Fremantle, and same again away from Curtin University.
I'm new to the area and I don't know what suburbs are good, what suburbs are bad, I'm doing as much reading as I can, but feeling a bit over whelmed. I don't even know what property type is best value for money, unit, 3br house, duplex...
My partner and I have decided that if we can't find the right property we aren't going to be forced into making a hasty decision based on an arbitary time frame though..

shelley, wa 6148; bentley, wa 6102; manning, wa 6152; ferndale, wa 6148; riverton, wa 6148; willetton, wa 6155
