DD must include crime and perceptions of crime. It must also go further than this to understand trends including areas that may be tending towards slumming down vs those areas that are gentrifying.

It is best to keep an open mind.For eg this house listed 7 days already under offer. 2000sqm land beautiful renovated Queenslander, in a small remnant rural area with horses and also way too many kangaroos. Wish I had seen it !

So really cannot generalise, I think when you first drive in not the best part so first impression is perhaps clouded by that. I would prefer some parts of White Rock, like the resort I had stayed in, than to some parts of suburbs that are overall nicer but further out etc
