Hi Everyone

Gee this is good forum !!

Everyone's so helpful.

The tenant that's renting out my commercial shop pays all the outgoings but now that I've almost bought my first residential investment property, my question is , which outgoings does the tenant pay and what outgoings do I pay ??? Electricity,water,gas ect...

Thank you for your help ( I need all the advice I can get )

Hey Bill

Tenants pay electricity and phone, you pay rates and water (and strata
if strata titled). Sometimes tenants pay a proportion of water, but it
depends on the council.

Go to a property manager and spend 1/2 with them, asking all these qs.
They'll have specific knowledge

If in Victoria the tenants pay the water usage portion ONLY IF they have their own individual water meter. If they do this portion of the bill should be put in their name and set to them directly. You will be able to confirm this information with the water supplier.

In SA, tenant pays Electricity and Gas and they should be in their name. Water is the responsibility of the owner - and water rates are in your name.

I believe you may be able to charge the tenant for excess water usage in SA, but only if this is specified and agreed to in the rental contract.

In Victoria water is in two parts, rates and usage.
The landlord(I love that word) is responsible for rates and tenant for water usage.
