Why don't Brisbanites like Sangdate/Brighton?

You are more than welcome to brag :)

By the way we were in Scarb again today. There was a strong afternoon breeze and my beach, Queens Beach, had some people out kite surfing, about a dozen people.

I wasn't talking to you in the surf at Agnes this weekend was I?
Love that place myself.
I want to be in Agnes, I love the place. :)
In Bargara at the moment sussing out a place to live (I'm the overweight guy trying to look active on the esplanade at sunup and sundown). Pondering if it's worth the slightly extra $$$'s to rent in Agnes (and being slightly more remote and lack of a high school is a big negative), or possibly settling here or at Moore Park Beach for a bit.

If you haven't been to Agnes for awhile you should do a day trip from Bargara. A new bigger and better Food Works at Agnes Central has just open and there is a private high school being built atm. The high school will be up an running for 2015 school year. There is talk around town that the public school is looking at doing some high school classes as well but I'm not sure how true that is?

OK.. i've locked and booked my trip to go and visit the area next Tuesday. I'm from Sydney and have never been.

Does anyone have recommendations of what I should go and see in the Sandgate area?

If you have a strong constitution, the Sandgate RSL is always good value. The old church (can't remember it's name) by the cliffs is well worth a visit too.

Hi Guys,

So I managed to get up there and Sandgate on Melbourne Cup. And here are my impressions, which would be relevant for any Sydney-siders that haven't been up to Brisbane.

This was my first time to Brisbane since 2000 and we flew over the CBD and through my window seat i was able to see the city in all it's glory. While it definitely isn't as big as Sydney, there was a certainly a noticeable difference to the skyline.

During my interactions with hire cars, dealing with real estate agents and even the solicitors I definitely noticed that everything was a lot more laid back and that there was no sense of urgency. Perhaps this is my own perception however and you will have to remember that I'm drawing comparison with Sydney here.

Sandgate itself seemed like seaside town that is geared for a bigger population. It has all the major banks, Aldi, upgraded train station, a good couple of pubs. However the one thing that I noticed is that it had the semblance of a retirement village that seemed to be stuck in the 70s or 80s. There was a noticeably older demographic walking the street in wheelchairs, motorised scooters or walking aids.

When i ventured onto the foreshore, i couldn't believe how nice it was there. There were leisure amenities all along the foreshore, picnic areas, pool area, fish n chip shops. It would be easy to imagine how nice it would be to sit here on a summer weekend with the ocean breeze cooling you down.

In summary I think Sandgate is a beautiful town and whilst it may not be desirable to some on this forum, there is certainly alot to like about it and think that my purchase was a wise investment indeed.

I'v attached some photos of the Sandgate, Shorncliffe foreshore for the southerners that are interested in the area

Thanks for all your advice.

Congrats for taking a punt (based on carefully considered reasoning, obviously :) ). There may well be demographic change, I'm not convinced it'll happen anytime soon, but happy to be proven wrong.

Queensland is an odd kettle of fish, I'm staying in Bargara (just east of Bundy) until I figure out where I want to be. Folks have been hyping Bargara as the next big thing since the 90's, and yet It's still pretty much a haunt for older folk wanting a cheap costal retirement with reasonable access to hospital/specialist care. One can rent a place here for around the same (or less) as what you can get in the outer suburbs of Brisvegas.

Once I can offload my PPoR in Emerald, Bargara looks like a pretty nice place to enjoy retirement, with little or no prospect of rents rising beyond wage growth.

Maybe Sandgate will be different, I wish you all the best... at the same time, I hope Bargara (or Moore Park, or Innes Park, maybe even Elliot Heads) stagnates so I can enjoy a cheap lifestyle and be semi-retired. :D

I think the reason the only people out and about on Tuesday were retired folk is because the young ones were at work. What does the ABS say about the demographics?

Some statistics gathered from RP Data for Sandgate include":
* the area is 4mk2
* households in the area are primarily couples with children and are likely to be paying
$1800-$2400 per month on mortgage repayments
* in general people living in Sandgate predominantly self identify as professional
occupations
* in 2011 59.2% of homes in Sandgate are owner occupied
* capital growth in median prices for homes in 2014 was a strong 7%
