P&I is not necessarily bad either. Cos your LVR is high. It's not going to affect your tax position very much.

new properties are not for me , being truly hands on with the value add stuff, i have created in excess of 100k equity, on most of these oldies,

seems to me the newer areas get yucky within a few years, then its full of folks and there tough cars???? the values stop growing as much, and besides land at 500m2 leaves very little for improvements,
