Why invest in commercial? - CG or +CF

Sorry if these questions seem a bit dumb :D

So i've read a tonne on residential investing and believe I pretty much know the ins and outs. Now i'm looking at broadening my horzons and commercial has cought my eye.

My understanding with residential is that true wealth comes from CG in either time in market, reno/rejuv or development and this is generally achieved with land content.

However, in reading some of the posts here and looking at RC.com (realcommercial - i'm gonna try and popularise/coin this abbreviation :D) it appears that the majority of commercial properties do not really contain a land content - they are either office spaces, strata industrials, retails, etc. So I cant see where the wealth in investing in commercial lies, is there CG like in residential (average doubling every 10yrs).
