Wood or Brick or Fibro for IP for CG

Hi Guys,

I am quite new and looking for first IP, I love reading your experience here. I am trying to see what is easier to renovate and sell a. Brick house b. Wooden house c. Fibro house. What you guys prefer for capital gain.

I personally prefer brick - but it is quite a broad question and does depend on the location, comparable properties, etc.

Brick is best. The others require more painting and repairs. I've never seen a cricket ball go through a brick wall.
 
Id expect a double brick in St Marys wont do quite as well as a Fibro on the North Narabeen Beach foreshore

Have all three , Brick is my preference so much easier but if you get something
at the right price or a nice cash-flow positive,building material doesn't come into it.
 
Excellent, thanks for the reply, 360K for 3 bedder in Leithbridge park (550m2) vs wooden 3 bedda for 400K in Emerton 515m2

For CG any thoughts?
