Woolloongabba, Brisbane QLD

I'm considering buying an apartment in the Woolloongabba near the stadium for 450k.

I was wondering if people could share their views on the prospects of capital growth in this suburb?

Sometimes it's very easy to look at numbers on computers when you look at historical data going backwards,imho I know a few people that bought into some multi level unitS in that area about 4 -5 years ago "otp" and I have a idea ON the ones you are talking about near the "AFL" stadium and they all ended up at the hernia specialist..

Annerley just down the road if you are smart would be in the house -land for 450k there the same as Stones corner both from sales data seem too have gone nowhere..imho..

A fair amt of apt supply in and around that area; as others suggest go for house or townhouse a bit further out. Ie some land component.

Most brisbane uburbs are quite good
For CG-id stick to either houses or townhouses in within 10km like greensopea, east brisbane, camp hill\carina\carina heights, holland park/west, some inner north are also good like newmarket but maybe outta your budget. annerley and fairfield.are good. toowong and indroopilly are also good.
 
them houses are next to Norma Creek - flooding issues right there

and next to the motorway

for 500 k there are much better deals in brizi

I didn't even know woolloongabba flooded. You learn something new every day.

I still think woolloongabba is a good area though, it is extremely close to the city as well.

Regardless of the suburb and its proximity to a waterway, ALWAYS check the new flood maps from 2011 when it comes to Brisbane property. Heck, even check the 1974 flood maps.

Don't go near Deshon st then......or Stones cnr.....lots of flooding risk in the 'Gabba.

Like a few have already said, Brisbane can have very abrupt weather changes that are repeatable so the BCC flood maps would be worth a look
Dutton Park,Yeronga,Fairfield,Rocklea.Sherwood, all went under in 2011 and some of those houses in those areas are still sitting there empty..

Long term imho anything within the 5 klm from the CBD,most are scalable
from 40 years back some from experience some have gone up 13% over a 30 years period year in year out..imho..

Yes-do not leave home wgthout the council flood maps and also check out qld police online crime maps before purchse.

I'm unsure but parts of it may have. They are next to Norman creek and that does flood as it us connected to the Brisbane river....but in saying that there ate good deals in inner city
 
Take a walk past the old naval stores near the Kangaroo Point cliffs and check out the 1893 flood marker. Makes 1974 and 2011 look like puddles.
