Worboys Place, North St Marys. Too rough?

I have been eyeing one of the houses in this street. It is a 3 bedder, 600+ sqm, currently rented at 340 p/w offered for 287K.
I am not familiar with the suburb. I did the legwork and found it a bit rough.
Anyone have any suggestions/recommendations on this??
 
You're looking at #3. They paid $267,500 for it only 18 months ago. The market has moved up, but not as much as is representative of the asking price.

#2, #4, # 5 are all Dept of Housing....... If I were you, I'd keep looking ;)
 
How do you get this information? I looked around, talked to some people and also asked the REA. None of them gave a concrete answer:(
 
Let me start afresh with the search again.
A 556 sqm 3 bedder house (needs reno and 2 huge trees cut) in Girraween under 400k any good?
 
I think so too. I inspected the property over the weekend and it was not in the best of conditions. I am sure you know which property I am talking about.
Needs reno in almost every room + garage. and the trees in the backyard are a pain as well.
Would know any quick and cheap reno guys who can fix up the property and boost the rental value? Atm, I dont think I can get any better than 380-400 pw.
