Pro's / cons ?

The lease is up in 1 year.. talks of tenant having done a fitout to indicate they owuld most likelytake up the 3 year option.

I guess the first question are current lease conditions / how easy would it be to re rent if needed / and what is the potential of the area growth wise (I assume nil development potential) ?

worht lookign into - who is the national tenant? could be a good toe in the water if you don't hold any commercial
 
tenant is somone Pathology..

Drove down & looke don Sunday, complex was full and pretty new. The selling agent was also located in the same complex. Rang agent on Tuesday, told me quick ly 'sorry that one's under offer can't do much there..."

Greetot, we all know things are not always what they seem, hence the reason for my intial post asking for any advice, are you suggesting this is a "stay away from" one ? how do you determine this to save me time in future ?
