Woy Woy

Hey guys, i am looking to purchase a property on the Woy Woy Peninsula somewhere to live in for 6-12 months and possibly rent out for investment later on.

I don't see much wrong with this area, but at my new job in Rhodes, one colleague was telling me how rough Woy Woy is but implied Umina and Ettalong are better. He had never lived in Woy Woy but said a friend had.

Is Woy Woy an incredibly rough place, and somewhere you would be unsafe living/catching the train? Or like most areas is the stigma overrated?

I am mainly worried because I don't want my family hurt if we move there for a little while. I have no real worries about the area appreciating eventually in value for investment because whether it takes 10 or 30 years or whatever to increase in value I believe strongly it eventually will.

Please let me know your thoughts.

No, its not incredibly rough.
No you would not be unsafe there.
I think the stigma might be overrated.
But I am biased, I live nearby and buy quite frequently there for clients.

Yeah see this is what I mean. I have seen those maps before and they imply the area has an average crime rate. When you look at the maps for Blacktown/Mount Druitt the crime rate is listed as quite high, which tells me it isn't too bad. From your experience is the area in the same league as those places?

By the way I have read those other threads before but the became mostly bitching between members in the end. I really appreciate people like yourself giving me straight answers.

Without casting aspersions on the good people of Blacktown & Mt Druitt, I don't find Woy Woy to be comparable. There are a lot of elderly people living on the Penninsula and old people tend to be pretty quiet :)

Of course this is all changing and younger families move in to renovate and live. The Dept of Housing has been selling off the occassional 25 year old brick & tile and these are being renovated and resold (in some cases) as private residences.

There are pockets of housing comm in certain areas, that I'd tend to avoid.

On the plus side, you have the Express train to Central that only stops (from Woy Woy) at Hornsby, Strathfield and then Central. The Brisbane Waters is lovely for a boat cruise. Go up to Umina Heights for a view!! Head off to the beach for a swim - all within 10 - 15 minute drive.
