I've been posting on this forum for years now... and I am finally in a position to buy my first property!!!!!!!!! Now I'm scared!!!!!!!!!!!!

I take it everything is going well? Your husband would be on the force now wouldn't he? My mate started down at Fort Largs last month.

Buying property has been a pipe dream for so long, I can't believe that we can finally take the plunge. I'm kind of glad in a way, that it has taken so long, cause it's given me time to research, research, research!
Our budget is 200-250K, so we're limited, but we dont care, it's a start. We've calculated that we can comfortably afford repayments on this amount (plus a few interest rate rises), but when we type in our financial position into the "what can we borrow" calculators, it says around 400K. We'd be struggling at this amount! It's easy to see how people can get into trouble.
We're looking at the Port Adelaide region - maybe Taparoo? It seems to be surrounded by suburbs that are all great and is the last one to move.

Great for your husband! I find it all very interesting, currently reading about my fiancee's grandfather who was the longest serving member of SAPOL at the time of his retirement, many honours, medals, Queen's honour, sequestered to other state forces and held rank of Assistant Commissioner.

Taperoo sounds like a good area for you to look at. Not overly familiar with it myself but a quick looks does seem to show it's cheaper than the rest of the peninsula suburbs. I do like the area. Good to hear you have your feet on the ground and still want to get a cheaper property rather than the limit they'll lend you. May just allow you to get IP2 that little bit quicker (with an additional rental stream).

BTW Scared is a part of the mix, its normal. just ensure you do your due dilligence and all your worse cases, and you got nothing to be scared about.

Well done on your situation to make a potential purchase.

With regards being scared..............have faith.

When I signed my first contract, I was scared, too. Scared I might not get a tenant, scared I might have overcommitted, scared I'd not bought the right property etc etc.
Now, when I sign a contract, the only thing that scares me is that my "lucky" pen might run out of ink before I've finished initialing all the pages.
The things we fear most tend to be the least likely to happen.
T Harv Eker talks about taming the cobra of fear. We all get scared. That's part of the game. It's how you manage and control it that's important.
Just do it!!
 
i think your not scared , but more like nervos , you will be just fine , think of all the others that get through OK! and they have no where as much experience as you have, you talk it write about it and read it every week, you have a great heads up, so suck it up!!! big breaths, and look forward to a better future, for you and your familly, ;)

I don't know much about Taparoo, but if it's what you want, go for it.
I went for Marino a little while ago myself, there were quite a few bargains around there, but i'd say Adelaide in general has heaps of good potential.

Thanks everyone...we're talking to a mortgage broker at the moment about what our options are, but he's taking a long time to get back to us. Any MB's on here who would like to give us a hand?
