Your thoughts on this property please

The small unit blocks is usually a good way to get cash flow while still benefiting from the capital gain from the land - we have taken that path a couple of times.

This one looks a good low maintenance set of units - but it is priced too high for there to be the cash flow you need.

At around $1M it would start to look interesting.

Can you add value ?? strata titles, if you can it could be very lucrative.

Also, Kedron is an area that is rising at the moment right??
 
It's just a shame that they are 1bedroom units not 2. Have you looked at prices for comparable 1 or 2 bed units in Kedron?
 
Bedroom sizes are as below and the floor plans attached:

3 bedroom = 80-75sqm approx. (plus downstairs garage/storage)
1 bedrooms = 40sqm approx. (plus downstairs garage/storage)

Kedron is still rising, school to near, I also think that 1.3M is too much, may be around $1.1M is a good buy.
