Zoned as 2(b) - easier subdivision process?

Hi all,

Sorry for yet another newbie question but that property I'm looking at is zoned as 2(b) - will that help with subdividing the block or makes diddly squat difference?

Basically diddly squat.

Subdivision is based on the minimum lot size for the zone as per the Local Environmental Plan.

Bit more of a general explanation for you. This is for Campbelltown but similarly applies elsewhere. One of the keys to remember, is that if you can get a complying development application through a suitably qualified town planner and he/she is able to extract the absolute maximum use for your property, then there is relatively more chance of success than trying to drive your application directly through council.....just food for thought.

Just to clarify.

1) A Complying Development Certificate can come from either Council as the Certifying Authority, or a Private Certifier. Building Certifiers are distinct from Town Planners.

2) A CDC cannot be used for the subdivision of a property, except for the Strata Subdivision of an existing multi-unit building.

3) Council will be the only body that will assess an application of a subdivision of a property. This will be done through the standard Development Assessment process

4) Once you have the approved subdivision you can build a house under complying development on each lot. Prior to the subdivision you could only build one house, as a CDC is limited to creating one dwelling house on a single block of land (excluding a granny flat).
