The Qld rate you describe is the statutory maximum commission. We add the 10% GST onto that.

If you did a deal with an agency in Queensland and paid more than the statutory maximum (eg a bonus) then this is illegal.

I heard a rumour that some developers (in the past) secretly paid "double commissions" to agencies so they would sell their land releases.
