Kit Home Duplex Development - Rockstar No.3

This is really interesting as it is the first time i read this thread. I am actually attempting to do a kit home too. but mine will be from overseas.

Wow - must say you have lots of determination!
 
Our floor went up on Tuesday and frames and trusses today - so this is 2 days work. This new team of guys I have are quick when they are on site but have a few jobs on the go so I don't think it will save me time overall. They work for larger building companies so I am the "fit in" job it seems. Anyway it gives me time to be fully prepared. I may start some work on the landscaping while they are off site. If they prove too unreliable I will have to get someone slower but steadier who is prepared to stay on the job full time.

Sounds risky Melbournian. Wouldn't want to be missing a few essential items. What materials are the frame and cladding, floor, roof, etc, and what country are you importing from?

From Asia. Yeah it is risky - but no pain no gain.

I realized that it cost so far less when i ordered my bifold doors 2.5m X 6m for 3.5K compared to paying 10-12K.
 
Scaffold is now up and main framework complete with windows in. Roofers begin on Monday - weather permitting. This is day 4 for the chippies. Once the roof is on the plumber and sparky will do their rough in. Then the chippies will come back and do the cladding, soffits and front porch. Should be locked up in 1 - 1.5 weeks.

One thing I will say is that it will be quick to build, I will come for a drive in a few weeks to check out the kitchen!

Sure thing Sheryn. Might be sooner than that.

Roofers finished all except the front porch which has yet to be built.
Chippies cladded over half the house today.
Plumber has done rough in and sparky will finish his rough in tomorrow.
Chippy returns Monday to finish cladding and build the front porch.
Gyprockers are hoping to start next week.
Outside painting should be finished by end of next week.

If we continue at this pace we should be all done in 5 or 6 weeks.

Reached lock up stage on Monday. Insulation has been put in walls ready for sheeting. Gyprockers will begin sheeting on Thursday.

Since last report the following has been done.

Scaffold came down 1 week ago.
Outside painting done (apart from sub floor slatting)
Gyprock completed.
Waterproofing bathrooms done.
Internal painting 95% done.
Decks done (but not stairs and handrails yet).
Sewer, stormater and water connected.
Pick up kitchen today.
Downstairs slatting goes up tomorrow.
Tiling begins Monday.

Planning to be all finished by the end of the month.

Wow Rockstar,

Great thread and congratulations. We did a dual occ way back in the nineties and now we are starting to familiarise ourselves with it again.

Hi Folks,

Been plodding along and now have most of the tiling complete, kitchen is in, subfloor slatting done and driveways were poured yesterday. At the end of the coming week we will be pretty close to finishing inside. Shower screens, robes and plumbing will be finished with gas hws, oven and stove installed. Garage door should be on and front stairs and balustrading well underway. Still a weeks landscaping to be done so I rekon it should be all over in 2 weeks which is around a week longer than expected. Will begin advertising for tenants in a week. Place should rent for 325 - 350/wk.

Will post some internal shots next week.

I thought you were selling this unit too?

On another note we drove past Drake today and I reckon there was a kit home being constructed with a lean to style verandah on boths sides of the home which looked good.

We will try to visit next week at the latest if you are renting out so we can have a look. I will PM you.

We have sold the unit to a family member Sheryn. We are helping her out by getting tenants lined up before settlement. Any rent received prior to settlement will go to us. Next weekend will be fine if you want a peek. :)
 
I ordered a gas bottle a couple of days ago so that the plumber could test my appliances. I turned up for work this morning and someone had stolen it last night, Oh well - $126 down the drain. So I ring up the gasman to order another bottle and he says"go up the road and check in the house at 6B". Apparrantly he refuses to deliver gas to them anymore and recently reclaimed his bottles after non payment.
So I walked up there and, sure enough, there (hidden not very well behind a board) is my new gas bottle hooked up to their regulator. I took some photos, called the police for advice and they sent out a paddywagon. Soon after they arrived, my gasman turned up to see how I was going and he identified the stolen bottle. After some time trying to arrouse a resident a young guy presented himself to the police and admitted to the theft. We recovered the bottle and I have now chained it to the house. :D

Hopefully I don't end up with a rock through a window tonight. :eek:
 
Final Certificate issued today by council. Settlement to take place in 2 weeks. Tidying up the place at present and doing final cosmetics. Rockwork (in photos) to be rendered next week if weather is fine. Will post some final pics then. :)
