what are the things that you look for first?

When it says the Tenant will be there for a very long time.

When it says the Tenant has paid a very large Bond.

When it says the Tenant pays a very large rent.

When it says the Tenant pays for all of the rates.

When it says the Tenant pays for all of the taxes.

When it says the Tenant pays for all of the insurances and fees.

When it says the Tenant pays to manage themselves.

When it says the Tenant pays for all of the maintenance.

When it says the Tenant has bugger all rights, and if you buy the place, you'll have the lot.


What things do you find are generally missing from the descriptions, that you have to follow up on to obtain the info?

Usually the comprehensive information memorandum's they produce, typically 60 to 80 pages for each property are very detailed and researched for you. Usually no follow up is required, but if it is, usually they are very competent and experienced, and chase it up quick smart so as to not to inconvenience you. It's a pleasure to receive their detailed and considered work, in a timely manner.
