I bought this as a metaphor.
I wanted to "do" property development.
It occurred to me that even people who set off to "sail around the world" and go "where ever the wind takes us", rarely (never) leave port without some preparation: maps, sextant, radio comms.
Similarly I needed a plan/map and a sense of where my voyage of property sailing would take me...
