Thanks all for the suggestions.
In general, how much is usually the typical commission and management fees for a PM managing an apartment in Southbank? Just wanted to get a reference when I negotiate with them.
Thanks!
In terms of occupancy, I think Southbank is pretty good. While there are other suburbs with higher demand and lower vacancy rate, I think Southbank still ranks in the "not so bad" category. I don't have stats to prove this, but all my mates are happy with their Southbank apartments.
I guess...
I have been living in Southbank for the past 5 years and agree with what you mentioned - mostly students and professional.
Thanks for the reference to qura. Will give them a call tomorrow. May I know how much % commission you agree with them? Just for my reference when I bargain with them
Hi all,
Can anyone recommend a decent property manager to manage my Southbank apartment?
The apartment has 2 bedrooms, 2 bathrooms and 1 car park. I am currently living in it, but will be moving out in a month and want to rent it out and make it an investment property.
Will be...
Hi all,
I bought an apartment as PPOR in 2009 for $500K. Dad helped paid $200K and I am paying the rest, $300K mortgage. It is a standard variable rate mortgage:
- $2K repayment each month
- no offset account
- unlimited redraw facility
- current balance is -$200K
I'm looking to buy...
Thanks kathryn.
Hmmm, it sounds touchy and I think need to get some one to look into it since I don't have the experience and I am afraid I will just break more things if I do it.
Do you know how much does it normally cost to get a professional come to fix it? Do you know anyone to...
I have an old Kelvinator air conditioning. Not sure what the model is since I have lost the manual, but from the remote control I can see some code looking like the model number: 6711A20012M.
A few weeks ago the remote control died while the air con was on. I thought this was because of the...
I received a brochure from them today in a mail. I am not sure where they got my details from.

The above website contains the same information to the brochure I received. Reading through the brochure/website, it looks quite interesting.
So has...
Is this depending on the number of bedrooms, carparks, or the number of people moving into the property? Or is this however many the agent has?
Do I, as the purchaser, have the right by law to request the agent to prepare 'X' number of copies of the keys on the settlement?
Thanks!
Hi all, a newbie question here. The property I am buying will settle on Wednesday, 2 August (it's tomorrow!).
I was just wondering what will happen after the settlement? Obviously, I will get access to all the keys to the property from the agent. And what's next other than having myself to...
Hi, I am interested to know how long does convenyancing process normally take? And what can possibly slow it down?
My conveyancer seems to be very slow in doing things. They made a lot of promises to me but almost never once met a single one. They argued that due to the increasing home...
Hi guys, from your experience, do you think agents will accept a personal cheque instead of bank cheque when paying the 10% deposit?
I need to pay up the 10% deposit of a property I am buying. The agent said the vendor has accepted my offer but hasn't signed the contract yet due to being...
Hi, some newbie questions.
I have recently put an offer on a property, and the agent has just come back to me today and said that the vendor has accepted it verbally, and is now just waiting for his wife to sign the contract, which may take a couple of days due to her being interstate...
Hi all,
I have been reading through the contract of one property that I am interested in. There is the following condition that I don't quite understand and by the sounds of it, I am going to be at the disadvantage? (Sorry, if it sounds ignorant, I am pretty new to this kind of thing.)
I...
