that's right steveadl - it's gross returns and they don't account for significant state taxes, pm fees, significant vacancy.
I have never heard of anyone who claims to have made any money through this investement.
Technically there is no CGT but if you buy property with the intention of selling then GST, and income tax applies on profits.
There is an "intention" test which may seem easy to get around but who wants to fight with the IRD.
It is easier just to put your buy and hold properties in one...

me too - this was the first thing we had to LEARN after leaving paid employment.
When making an investment in something new I also choose to look at risk in the same way ie how many years will it take out of my buffer if the worst case senario happens.

Daz - the tax is a bugger but as you know by selling you lock in your gains. Some of the cost could be considered (by you at least - as part of your investment strategy) as a hedge against "potential" paper losses.
on a facility that size insurance would have to be more than the assumption made here. Public liability would have to be expensive if you are giving access to people unsupervised on the site. Then covering the contents itself would be a major expensive.

sunshine we were out at laws auctions the other day and the kitchen prices looked really good. Just curious how did the instal go and how hard was it to find a combination of units to fit and hopefully i am not being to nosey was it for a new build or reno.
