The landlord owns both buildings. It has been raised with the landlord and agent but they are telling us it is our responsibility.

    carpet repair responsibility

The carpet in our office is infested with carpet beetles and we also have water damage caused by water seeping in from the laundromat next door. The landlord is saying that it is the tenants responsibility and the tenant is saying it is the landlords responsibility. Any information would be...

    Authorised Agent enquiry on VEDA

I was always under the impression that an Authorised Agents enquiry on VEDA did not affect a customers credit score and was treated differently to a Consumer Credit enquiry. I wrote to Veda to confirm and I received the following response: "When Veda calculate a score we take into account an...

Establishing LOC while considering other owners

Thanks guys. Spoke to AMP and they will accept 1/3rd of rental income and take 1/3rd of the loan repayments for serviceability purposes. This should get me over the line. Thanks again

Establishing LOC while considering other owners

Thanks for your replies... Just another thought. If the title to the investment property was 'Tenants in Common' with my client owning 40% and the loan was split into 3 splits (40% split to my client) would this helpt the argument to have the joint and several liability issue waived?

Establishing LOC while considering other owners

Thanks for your reply's. Just another thought. If the jointly owned investment property was owned as Tenants in Common with my client having 40% ownership and the loan was split into 3 separate splits (40% to my client) would this help the argument to have the joint & several liability issue waived?

Establishing LOC while considering other owners

I have a client now who wants to purchase a block of land for investment purposes but he has a 40% ownership with two other family members in another investment property. The 'joint & several ' liability is killing serviceability because it is massively negatiely geared. Any hints on who the...

    CBA clawback

He didn't refinance the property to CBA, he purchased a PPOR. I don't know if he had any intentions to sell his farm at time of application or whether his accountant talked him into it.

    CBA clawback

Question to brokers. Has anyone had success with having a clawback reversed with the CBA? My customer paid the mortgage out on his PPOR from proceeds from the sale of a hobby farm. (god bless him) The loan went for 10 months and the clawback was $2,500. I spoke to the CBA BDM but he doesn't...

Thanks for the replies lady and gentleman. I will have the lenders documents checked to see if there is an auto swap to full doc.

    Retainer plus commission

I have a client who is on a small retainer ($30,000) plus commission. Has been in job for 15 months but has not received any commission as yet because the retainer has to be covered first. The retainer will not allow for a $150k refinance from lo-doc to full doc but his employer is willing to do...

    DEF workaround

I have a client who sold her PPOR recently and wanted to avoid the $700 DEF from the CBA. The CBA product was the 3yr Ratesaver. She told them to leave $500 on the loan so as to keep the loan going in the belief that she would avoid the DEF. The loan settled this week and the $500 is still...
