    To clear my own confusion, unless I'm mistaken gross margin in the above example would be 300K right? 800K + 1700K = 2.5M. At 2.8M valuation, margin would be 300K or 12% I think.

    Thanks for the suggestions, but considering I'd have to drive an hour each way to get to the property, plus the time to stuff around doing the re-wire, I'd rather just pay someone. In the end, used Peter from Bone Dry Hills Hoist at a cost of $130. Cheers.
