    End of an Era

Thanks to all for what has been a great site and resource for so many trying to improve their financial future. This is also an opportunity to rethink the time I spend on here so thanks for that too!

    Perth Property Market updates

Just came across a deceased estate where the vendors rejected an offer of $2.1m eighteen months ago. Just sold now for $1.7m after being on and off the market since then with various agents. It doesn't always pay to wait around!

Perth houses are currently as affordable as they were in 2003 and 1996

So does public transport! At uber's prices, it's not far off the cost of PT, far more convenient for a place like Perth (door to door) and will continue to get cheaper IMO as more people get involved and it becomes mainstream. It's actually a really good solution for people wanting to get to...

Is there a way for landlords to join forces and boycott kmart?

Charge tenants for their proportion of electricity and other outgoings on a $/sqm basis. Not allowed by the RTA in your State? Well it's quite possible that what you are doing is already not fully kosher so what does it matter? Want to be legit? I hear shopping centre tenants pay their own...

Sydney Market at top - calling a severe correction in 2018-2019

Clearly they haven't. If that was the case no-one would ever lose money. As sash and Delta are saying, these appear to be ridiculous financial decisions for reasons that are obvious to us. I just don't enjoy watching it happen, that's all - I fully accept that it is happening...

    Perth Property Market updates

To think that 30 years ago the best coffee in nearly all workplace kitchens would have been one of those massive tins of International Roast. Being of Italian heritage, my parents were the only people in our neighbourhood who drank "real" coffee (moka pot). Everyone else was asking "how...

Sydney Market at top - calling a severe correction in 2018-2019

Sash, you're probably right but I have to say I find that emoticon at the end of your post distasteful. I personally take no pleasure whatsoever in watching others make financial mistakes of this magnitude...

Looks like I won't be able to make it - there's an auction I want to seeon at the same time.... Have fun!

Perth houses are currently as affordable as they were in 2003 and 1996

Don't get me started on Ellenbrook! Agree we shouldn't have spread out anywhere near as far as we have already. I just think we should have areas of much greater density rather than continuing with the single house resi model like we have. Across the entire value chain of councils...

Perth houses are currently as affordable as they were in 2003 and 1996

I hope we don't get to the point where the only way to live on a decent sized block is either in the hills or in a rural area. It would make a mockery of the idea of "choice" in how we wish to live. I don't want to live in a city where everyone is on a sub 500sqm block, which is where we are...

Perth houses are currently as affordable as they were in 2003 and 1996

The other side of this coin is that Mossie Park, Cott, etc with their public transport and commercial hubs are logical candidates for further infill. Good for investment of course but no good if you like to live on a quarter acre block, in a quiet residential neighbourhood.

    Perth Property Market updates

Looks like a lot of people got Sydney wrong in 2011. Massive spike in expectations that prices will fall, just before they boomed. Oops! Going by past performance therefore, Perth will boom over the next few years!

    Landbanking Perth @ 50% Discount

Can I ask what do you specifically have in your hand right now in return for the money you have already given this developer? A land title in your name, a contract that the developer wrote or something else?

Changes / tightening on servicing for investors

And APRA get to grow their remit after the inevitable expansion of the non-bank lenders becomes a "systemic risk" as a result of all this. Nice work! In the meantime, who are looking likely to become the best lenders outside of the current APRA tent?

    Perth Property Market updates

Things are selling but only at the right price. A house I've been watching in City Beach has been on the market with two separate agents for six months and got nowhere. Going to auction soon with a third agent. We shall see - luxury house with good spec but the price was always up there...
